Insurance providers offer a variety of different home insurance packages, not all of these home policies offer replacement cost coverage on your property. A replacement cost home insurance policy will help you bridge the gap to avoid having too little coverage in the future due to inflation in the event of a covered loss.

Also, with an actual cash value policy your insurance claim will be assessed at fair market value. Some things that are covered by your home policy may have depreciated in value over the years so you may not receive enough from your insurance claim to cover or replace certain items that broke, got damaged or lost. By selecting a homeowners replacement value insurance policy, you’ll be in a safer position by having items, which are lost or destroyed, replaced with a like-kind item without much less worry about about the fair value of the item – as you would be a little more concerned with an actual cash value or ACV policy.

Most Agents will provide quotes for replacement cost home insurance policy. To find the lowest home insurance policy be sure to comparison shop agents and major insurance companies.

Also be sure to compare quote offers between both stand-alone home insurance policies and auto + home packages. By comparing all of your options, finding a the cheapest homeowners insurance solutions is within your reach.

Did you know there‘s a serious risk of sewer backing up into your home? This can be one stinky mess that you definitely want covered. Heavy rains can easily cause a backup in the sewer causing it to clog the mainline and begin coming into your home through toilets and other drains.

In many cases, sewer backup coverage is an additional endorsement you must select at the time you purchase your homeowners insurance policy. It may cost as little as $35 per year and that’s money well spent if you should ever experience this unfortunate risk. Provided on the right is a diagram which makes it easy to see how this can happen to your home during a bad rain storm.

A couple ways to prevent a sewer backup:

Backup Balance Valves:

A new backup valve known as a “balanced valve” first designed by Dino DelVecchio, will bring backup water within the sewer pipes to a halt. Dino first designed this after his basement flooded, never expecting this device to become such a popular solution for flood control. Basically, with this device installed, floats will force the valve closed during rain storms. A balanced valve can be installed in a manhole in your yard so that there will be no concerns over pipes busting underneath your basement. With it being installed in the yard the makes it the disruptive during the construction phase.

The Floor Drain Plug:

With a floor drain plug you can plug the first opening in the basement were the sewer backup could occur. This is the lowest drain opening within your home. Commercial grade plugs are available for purchase and you may place them under the grate inside the drain. Bolted metal ends cause the rubber gasket to expand and seal the potential entry of sewer backup. One drawback is this plug will do the same for water trying to escape out of the home in the event of a laundry overflow. Some homeowners use plugs only during the rainy season. You can find a plug for about $10 at your local hardware store.

Sewer Clean-outs:

If currently don’t have a clean-out connected to your sewer system, consider getting one installed. A cleanout will allow access to help you clear any sort of blockage in the line.

Yesterday evening I was sitting in my living room when from the back yard I heard a loud prolonged CRACK. Not sure what to expect I found that two large branches on this huge Palo Verde tree snapped. It was the first time I found myself glad to see my kids being lazy on the couch instead of playing outside. It could have been a lot worse if they were playing under the tree or climbing it.

Here’s some information on how insurance companies handle a fallen tree or branch. Policies vary by company so the information below is general information regarding fallen trees.

If a tree on your own property falls on your neighbor’s house and causes damage, it will be your neighbor who will need to file a claim with their homeowners insurance. Many people assume it’s the fault of the homeowner from who the tree belongs. The only way this could possibly be the fault of the homeowner is if the tree was dead and expecting to fall – where the damages could have been avoided.

If a tree happens to fall on your vehicle or the neighbor’s vehicle then the vehicle owners auto policy may cover the damage if the policy was written with comprehensive coverage. Comprehensive coverage pays for damages, other than collision, to your vehicle including hail, theft and in this case fallen trees. A deductible will need to be paid first prior to filing a claim.

If a tree or large branch falls but causes no damage, although some companies may provide coverage for removal, generally homeowners insurance will not pay for the removal of the tree. If there was damage to your home or a detached structure the homeowners policy would cover both the damage and the removal of the tree.

Those busted in this crime include a Philadelphia police officer, a personal injury attorney, seven insurance appraisers and a Philadelphia collision repair shop – University Collision Centers.

This scheme netted this group of fraudsters millions over four years. A total of 11 suspects were charged for what some call a victimless crime – which is far from the truth. As more fraud occurs, insurance rates increase. So in actuality everyone who has auto insurance may find themselves paying for this type of crime.

The investigation revealed that this Collision repair shop worked with Appraisers who would inflate the vehicle damage appraisals in exchange for kickbacks, some kickbacks being as high as $1,000.

Those arrested include:

Gary Cottrell, a 44 year old 15 yr veteran to the 14th district police department known to be a “wreck chaser” who would refer accident victims to University Collision Center.

Michael Wolf was a 52 year old attorney out of Phoenixville, Chester County, who advised University Collision Center and also filed a number of phony personal injury claims.

Edward Hildebrandt was the owner of the Collision Center with centers in Gray’s Ferry and Manayunk with David Coleman, the manager. There were also seven car damage appraisers.

The seven vehicle damage appraisers included four from Philadelphia, two from Cherry Hill and one from Mullica Hill in South Jersey.

District Attorney Seth Williams says his office was contacted by State Farm Insurance Company on February 2010 regarding the operations at University Collision Centers.

There are a few reasons why one may choose to go with a higher deductible on their auto policy.
The deductible is the amount you must pay your insurance company before they handle your claim.

1.	You choose the higher deductible to lower your premium.

2.	Some drivers don’t drive often feeling like they have a lower risk.

3.	You have the money to afford a high deductible and so you retain the risk.

4.	We sometimes believe nothing can happen to us.

5.	Some don’t understand the deductible until it’s time to pay it.

If you selected a higher deductible be sure it’s for a good reason. You don’t want to be left without a vehicle due to a bad choice while buying coverage. Always select a deductible amount that you can keep in your savings account just in case something does happen.

I like number four. “We sometimes believe nothing can happen to us.” and it’s true. I’m guilty from time to time. And while many of us think this way, every 60 seconds an accident occurs somewhere within the U.S. There are an estimated 5.2 million car accidents each year. Some of us had to be at fault for those. I can’t help but wonder out of those 5.2 million how many are our fault. It has to be over half. There are more single car accidents than accidents involving 3 or more vehicles. That’s just a rough prediction. In most cases I see two vehicles or the crazy guy who hit the pole. Every so often I see the accident where it appeared to be a chain reaction but I’ll stop right there before I trail off further.

If you want the lower insurance rates without having to take a high deductible you may find some good results by comparison shopping. I’m not talking about just picking up the phone and calling a couple agents around town. I mean comparison shopping several Insurers. Unless you shopped recently, there’s a company out there that will offer you a lower price for auto insurance.

However, as july comes around afternoon clouds begin building over the mountain areas of northern Arizona. At this time the skies will begin to release its stored moisture. In Arizona, the monsoon represents the second season of rain for Arizona with the first rainy season occurring earlier in the year; typically November through April.

Monsoon season is also what keeps restoration companies alive. If you haven’t been up on your roof in a few years, it may be wise to go see if it needs maintenance. Cracking on your roofs coating can leave small opening for water to come slowly come in and creat a future disaster. It’s especially important not to allow your roof to have low spots where rain water cannot run off. Over time these types of small pooling areas can lead to way for water to find its way into your sealing. There’s stories of the cielings of homes callapsing due to much water being collected in the crawl-space above. Most times you will see bubblinng of your ceiling and wall paint which is about the most obvious indicator that houston we have a problem.

A Personal Experience:

I happen to run into some flooding issues myself; this happened about a week ago. My situation was a little different; a part in my cooler broke which sent water into my home. The bubbling around ceilings and walls was noticed and this happened from the center area of my home all the way to my east exterior wall. What a drag. I’ll be sure to discuss the outcome as I have filed a claim. We are still in the middle of the insurance and repair process. Since this was a “break” my homeowner’s insurance company has been cooperative and helpful in getting the right people out here to take care of the restoration. As I spoke with the guy managing the work he mentioned how the monsoons were keeping them busy. In fact, as they were assisting us with the drying out process, he got another emergency call from a person who had a whole room ceiling callapse. I suddenly didn’t feel as bad about my own situation.

More On Slow Leaks:

Generally slow leaks or damage from a poorly maintained roof will not be covered. I personally feel that slow undetectible leaks which result in major damage should be covered. One may ask, how am I to know if a pipe begins slowly leaking somewhere in my walls or ceiling? After doing a little research I found one way detection can be accomplished without too much trouble.

First you must wait until everyone within the household is finished using water. This means no toilets flushing, the dishwasher’s off, no laundry or showers in use; you get the idea. When absolutely no water is being used you can then locate your water meter, open the lid and then write down the meter reading in a notebook. You can then check it in the morning before everyone wakes to determine if the reading is the same. There is also a main valve to your home you can shut down in order to stop water to your home to avoid any further water loss, or to compare meter readings before the main valve is shut and after. Anytime your closing or opening this outside valve be sure to do it very slow. You don’t want a rush of water pushing through your piping system.

This is a picture of the results of a bad wind storm. I don’t exactly know how this happened but I believe the wind blew this tree down and somehow jammed a large tree stump underneath the vehicle which was parked nearby. It doesn’t appear that any major damage was caused to the vehicle by the looks of the picture but how can we tell the extent of the damage? It may also cost a several hundred just to simply take the vehicle off the stump without damaging the vehicle further. You can’t really just drive it off. You’ll probably have to somehow roll the front out without dropping the back right away. I’m unsure if slowly lifting the tree back up to its original place while lowing the stump and vehicle down slowly would be an option. Hiring the right service or equipment for this may be pretty costly.

If it cost less than your deductible to pay the appropriate service to come out and work some magic, this may be the best way to go. If it’s less expensive to do it yourself, while keeping claims off your record, that decision will save you the most in the long run. If it does cost too much to take care of the problem yourself, it would be best to call your insurance company to help determine the next step. If you must make a claim it will be a comprehensive claim and you would just need pay the deductible payment prior to the repair or recovery.

Medical payments coverage is a type of medical coverage offered in auto insurance policies. Each state has different requirements as far as auto insurance is concerned. While some states may require you carry this coverage, others may have medical payments coverage an optional coverage. Although medical payments coverage may offer greater flexibility in health care, some find it unnecessary to purchase if in fact you already have a health insurance policy.

What Exactly Does Medical Payments Coverage Cover?

This coverage pays for medical expenses and sometime the funeral expenses for you and others riding with you as passengers. This coverage can also extend to pay for you or family members who are injured in another vehicle. This coverage will also go as far as to pay for any injuries of family members who are hit by a vehicle while walking. So even if you’re hit as a pedestrian, this coverage can pay for your expenses.

I heard about one case where an older woman fell out of her car as she tried getting out. During her fall she put her hand out to stop herself which was the cause of her broken arm. With medical payments coverage included on her policy she was covered for her injuries up to the policy limits.

Basic limits can be anywhere from $1,000 to $25,000. This coverage will also pay out regardless of fault. As you know if you’re at fault in an auto accident, your liability coverage pays out to handle the other drivers injuries and property damage; not your own. If you are injured, this coverage will apply even though you were the negligent party.

Mice and other rodents can quickly turn your home into a ticking time bomb. One thing a rat may do is chew through electrical wire, and sometimes even plumbing. With chewed up electrical wire or plumbing you may be days away from experiencing a flooded kitchen or even a fire.

I remember a couple months back my sister was having water trouble in her kitchen. As we tore open the wall just above the kitchen sink we found some rubber hoses that looked to be bitten through by a mouse. The good news is it was an easy repair but its things like this that can turn on you if you don’t catch them in time. It doesn’t take that long for a leak to create mold in your home and mold has a way of getting out of hand. I was watching a program on TV. just the other night where this exterminator was hired to get rid of a raccoon that kept coming into the person’s attic. This thing was also biting wires near small gas lines. It was a disaster just waiting to happen.

The first thing to do to tell if a mouse is at work Is by taking a look around for mouse droppings. You can usually find them around food sources, under the sink, or in the pantry. You may also smell a musky smell of a mouse if it happens to be a common spot for it to visit.

For raccoons you’ll want to take a look around the outside of the house for any possible entry points. Look in areas around the attic such as vents, under the roof overhang or even near chimney crevasses. The easiest material to use for these openings is basic sheet metal.

Most times people will begin placing traps out to catch mice. Are you using the right bait? Throwing cheese on a mouse trap always gets me thinking about cartoons for some reason. Mice seem to be able to pull the cheese out of these things without getting snapped. Growing up in the outskirts of a small town we’ve ran into this problem more than once. I know rats loved my dad’s shed which was full of wires, tools everything a rat would love to chew on. Instead of cheese, his solution was always peanut butter. Peanut butter is sticky and if the rat wants to eat it, it’s going to have to hang around the trap for awhile. You can’t just run off with a small block of peanut butter, like you can cheese.

Most of us just don’t want mice in our home because we’re repulsed on the idea of sharing a home with a rodent. With the damages a rat can make, our feelings about the rat is just the surface of the problem. If your problem persists after your own attempts to elinate the problem, don’t hesitate to call an exterminator. After the work has bee completed it’s not a bad idea to also call an electrician to come inspect the home for dangerous wiring. This way you’re sure the entire problem is solved completely.

When it comes to auto claims, insurance companies have a pretty good idea of what kinds are made and how many there should be during a given time period. If there are a lot more specific auto claims being made, that could lead the company to question the validity of those claims. One of the ways that these same companies keep their low car insurance rates available is through the investigation of these claims, so they can stop any fraud that might be occurring.

When you get car insurance quotes, they’re based on information that the insurance company has and what you provide to the company regarding your driving record, the kind of car you have, and other factors. To get low car insurance rates, you need to be a good driver. If you have a lot of past auto insurance claims – especially if those claims were questionable – you could see your low cost car insurance disappear. Insurance quotes aren’t set in stone, and they can change quite quickly if the company feels you aren’t being honest.

Considering Fraud?

One thing you must know about fraud is where it can lead. First off, fraud is illegal, wrong and if not caught, karma has a way of coming back around to bite you. Investigators work very hard each and every day developing new ways to catch those committing this crime. Being caught in a fraudulent crime can lead to the entire claim lost, little chance of ever being able to buy insurance in the future, federal prosecution and even imprisonment. What many people assume is how much the Insurer knows about them. For all the Insured knows, prior property or vehicle inspections may have been done without you even knowing, especially with companies who sell insurance online. With all these risks mentioned, lying to insurance companies still seems to be on the rise, as evidenced by the changes that many of the auto insurance companies have experienced. Between 2008 and 2009, there were significant percentage changes in the following six auto claims:

Hail Damage Weather Claims

1. Hail damage. There was a 47% increase in hail damage claims seen between ’08 and ’09, leading insurers to question whether all of these claims were legitimate. Hail damage is relatively easy to see, but there are still ways to get money from an insurance company dishonestly, and hail damage claims appear to be among the most popular ways. Claiming the damage, getting a check, and not spending it to fix the car is common amongst those committing this insurance fraud.

Auto Glass Claims Rise

2. Auto glass. Like hail damage, auto glass claims saw a 47% increase during the time period studied. Damaging the glass in order to make a claim, then using the insurance money for another purpose is something that’s been done for quite a while. This is why glass coverage will continue to rise.

The Phantom Accident

3. Phantom accident. Some people will intentionally crash a car to make a claim so they can get the money. Others will report accidents that didn’t really happen – if they’ve purchased a car that’s already damaged, for instance. Most insurance companies used to check to see if there was damage to a car before they insured it, but there’s much less of that taking place now, since people can get insurance online. Phantom accidents went up 43% in a one-year period. This is more than likely the reason for increased local inspections by online companies.

Inflated Repairs

4. Inflated repairs. The cost of repairs is important, and there’s been a 33% jump in the number of people who’ve overstated how much the repairs on their vehicle actually cost. They do that to get a larger check from the insurance company, and then they simply pocket the difference in price.

Suspicious Comprehensive Claims

5. Suspicious hit while parked. Claiming that someone hit your vehicle while you were parked went up 33% between 2008 and 2009. The insurance company sometimes can and can’t prove that it didn’t happen so while some get away with this fraud claims, many wont.

Unperformed Repairs

6. Unperformed repairs. With a 31% increase, this is very similar to inflated repairs. The repairs that are performed are minimal and not all of what should really be done, thereby letting the consumer keep the rest of the money that should have been used to repair the vehicle.

Auto Insurers struggle because of dishonesty such as this. There are many other things that can affect car insurance quotes, but fraud is one of the biggest factors that can’t be controlled by driving record and other consumer-related issues. When it comes to getting low car insurance rates and exploring insurance quotes, fraud and questionable auto claims are factors that come into the rating process. Anything you can do, such as install an alarm system or Lojack, to set the Insurer’s mind at ease will help reduce your auto premium.
